Party Walls

The Party Wall etc Act 1996 was extended nationally to provide a fair solution to the problems that are frequently encountered when building on or near adjoining structures and boundaries.Anyards are Party Wall Surveyors (members of the Faculty of Party Wall Surveyors) and can act for the Building Owner, the Adjoining Owner or as the Agreed Surveyor in all Party Wall matters.
If you are considering commencing works that may require notices to be serviced under the Party Wall Act or if you receive a notice and require advice, please do not hesitate to contact us.

Building Surveying

Anyards undertake a full range of Building Surveying services for residential and commercial clients.
Our surveyors are experienced members of the Royal Institution of Chartered Surveyors and the Chartered Institution of Building with many years' experience.
The services we provide include defect diagnosis and repair remedies, property inspection and reports. We can also recommend contractors to resolve any problems.

Schedule of Condition Surveys

A Schedule of Condition is generally required prior to the signing of a lease. The survey will determine the condition of the property so that any existing defects and associated repair costs can be identified before any agreement is entered into. Schedules of Condition comprise of text and photographic evidence.

House Purchase Surveys

A survey for a house purchase is well worth the cost for the peace of mind it affords on what is, probably, the most expensive purchase anyone makes.
Anyards can undertake Home Buyer Reports and Full Building Surveys.

Design

Anyards can prepare designs for residential extensions and commercial refurbishment projects.
We will advise on what approvals, consents and permissions are required, and provide you with an estimate for our design work.
We work closely with clients to ensure that the best possible design is achieved.
We will carry out a measured survey and prepare existing plans and sketch proposals. When the sketch proposals are agreed, detailed drawings are completed and submitted for planning and building control approvals.

Project Management

Anyards can obtain quotes from contractors to undertake work if required and manage your project to completion. Our aim is to work with clients to develop a clear brief with budgets, time-scales and design aspirations.

CDM Co-ordination

Anyards have a good deal of experience; both as Planning Supervisors and, latterly, as CDM Co-ordinators on large projects where the Construction (Design and Management) Regulations 2007 apply for the health & safety aspects of a project.
